Why the UAE's Most Critical Facilities Choose VESDA

An industry-by-industry analysis of very early warning aspirating smoke detection in the UAE: where it fits, why it matters, and what it protects.

A fire alarm that goes off after the damage is done has already cost you

In most UAE buildings a standard point smoke detector is enough. It waits on the ceiling until enough smoke reaches it, and then it sounds the alarm.

In some facilities, though, "enough smoke" arrives too late. If a server hall goes down for an hour, the loss can run into millions of dirhams. A 50-metre airport ceiling can dilute smoke before it ever reaches a detector. A lithium-ion battery rack can go from warm to thermal runaway in minutes. For these operators the question is not whether they will detect a fire. The question is whether they will detect it early enough to stop it.

That is the job VESDA (Very Early Smoke Detection Apparatus) was built for. It is now part of Honeywell through Xtralis. According to Xtralis, VESDA already protects some of the UAE's best-known buildings, including Burj Khalifa, Emirates Palace, and Dubai and Abu Dhabi International Airports. It was also chosen for the 700,000 m² Midfield Terminal at Abu Dhabi International Airport, now Zayed International.

How VESDA works, in one paragraph

A point detector waits for smoke to reach it. VESDA goes looking for smoke. A network of sampling pipes continuously draws air from the protected space back to a central laser detection chamber. The air is filtered, and the chamber can pick up smoke particles long before anything is visible. The top-end VESDA-E VEU has a sensitivity range down to 0.001% obscuration per metre. A single unit covers up to 6,500 m² and supports up to 800 m of branched pipe. You set several alarm thresholds, so your team gets a staged warning and can find and fix the source before suppression or evacuation is needed.

The UAE industries where VESDA delivers the most value

1Data Centres & Telecom: the UAE's fastest-growing VESDA market

Why it matters now. The UAE has become the Gulf's AI and cloud hub. Live data centre capacity passed 376 MW in 2025. Microsoft and G42 announced a further 200 MW expansion for completion by end-2026, and Stargate UAE is expected to add about 200 MW of AI capacity. Most of this is being built in Abu Dhabi and Dubai.

Why point detectors struggle here. Server halls have high airflow. CRAC and CRAH units, hot and cold aisle containment, and raised floors all dilute and move smoke away from ceiling detectors. A small overheating cable or power supply may never trigger a point detector until the fire is already established.

  • Detection inside the airflow. Pipes can sample at return-air grilles, inside containment and under floors, where smoke actually travels.
  • Location in multi-zone halls. The VESDA-E VES splits a single pipe network into four sectors with their own alarm thresholds, so operators know which row or zone to check.
  • Protection for lithium-ion UPS and battery rooms. Honeywell's Li-ion Tamer off-gas detection works alongside VESDA. FM research found off-gas detectors can sense electrolyte vapour 5 to 20 minutes before thermal runaway.
  • Coverage across the whole site. Server halls, battery rooms, cable vaults, generator rooms, chiller plants and air intakes.
Ideal for: colocation operators, hyperscale contractors, telecom operators (switch rooms, base-station shelters), banks and government entities with on-premise server rooms.

2Airports, Metro & Transport Hubs

The challenge. Large open volumes, very high ceilings, big temperature swings and heavy public occupancy. Smoke rising 30 to 50 metres cools and spreads out, so point detectors on the ceiling are often ineffective.

The UAE proof point. In the Abu Dhabi Midfield Terminal (52-metre ceiling at its highest point, 28,000 m² of retail and F&B), VESDA was selected because it was, in Xtralis's words, "the only detector that could ensure early and reliable detection" across the building's hot-to-cold conditions. The sector-based monitoring was also a key factor.

Ideal for: terminal halls, baggage handling systems, cable tunnels, metro and tram technical rooms, air traffic control and IT rooms, and cargo terminals.

3Warehousing, Logistics & Cold Storage

Why it matters in the UAE. JAFZA, Dubai South, KEZAD and the Sharjah and Ajman free zones hold high-value stock in high-bay racking, often 10 to 15 metres or more.

The challenge. Above about 8 metres, point detectors perform poorly because smoke dilutes before reaching them. Aspirating detection is widely preferred for high-value storage across the UAE.

  • Sampling pipes can run at several levels inside racking, not only at the roof.
  • Detection is not affected by ceiling height or stratification in hot UAE roof spaces.
  • The central detector is maintained at ground level. That means no scissor lifts over racking and no disruption to operations.
  • Suitable designs are available for cold rooms and freezers, where condensation and access make point detectors hard to maintain.
Ideal for: 3PL operators, e-commerce fulfilment centres, pharmaceutical and FMCG distributors, electronics and luxury-goods importers, and cold-chain operators.

4Energy: Battery Storage, Substations & Control Rooms

Why it matters now. Abu Dhabi broke ground in October 2025 on Masdar and EWEC's 5.2 GW solar plus 19 GWh battery storage project. It is the largest in the world and is due for completion in 2027. Battery storage is also spreading across commercial buildings, EV charging hubs and industrial sites. Lithium-ion fire risk is now a mainstream UAE concern, not a niche one.

  • BESS containers and battery rooms. VESDA combined with Li-ion Tamer off-gas detection gives the earliest possible warning of cell failure.
  • Substations and switchgear rooms. Overheating cable insulation is picked up at its earliest smouldering stage.
  • Oil and gas and utility control rooms, DCS and SCADA rooms. Detection happens before critical control equipment is lost.
Ideal for: utilities, IPPs, EPC contractors on solar and storage projects, oil and gas operators, and district cooling plants.

5Hospitality, Landmarks, Museums & Heritage Buildings

The challenge. Architects and owners want detection that can't be seen, while atriums, lobbies and ballrooms need reliable coverage at height. Heritage and cultural buildings also hold irreplaceable contents.

  • Detection that doesn't show. Only small sampling holes or capillary points appear in the ceiling, and the detector sits in a plant room.
  • Maintenance without disturbing guests or exhibitions.
  • Very early warning that protects artwork, archives and collections from smoke damage, not only from fire.
Ideal for: luxury hotels and resorts, palace and VIP projects, museums, galleries, libraries, and mixed-use landmark developments.

6Healthcare, Laboratories & Cleanrooms

The challenge. Hospitals can't evacuate easily. Operating theatres, ICUs and imaging suites run on high air-change rates that dilute smoke, and cleanrooms have strict access and contamination limits.

  • Early warning that allows staged, controlled responses instead of disruptive full evacuations.

Detention facilities (tamper-proof, nothing detectable in the cell), lift shafts, ceiling voids, cable risers, and cabinets and enclosures. The VESDA-E VEA gives addressable detection at up to 40 individual sampling points from one detector. It covers up to 3,345 m², tests itself end to end, and needs no access to the protected space for routine testing.

Frequently asked questions

Is VESDA mandatory under the UAE Fire & Life Safety Code?

VESDA is not a blanket requirement for every building. It is widely specified as best practice for high-risk and high-value environments, such as data centres, high-bay warehouses, atriums and battery rooms, and it supports performance-based fire safety designs submitted to Civil Defence. Your consultant and a licensed contractor should confirm the requirements for your specific project.

Can VESDA integrate with my existing fire alarm panel?

Can I upgrade my old VESDA system to VESDA-E?
